Access Statement

Mill Meadow Access Statement

We welcome guests with disabilities but we do ask guests to bear the following in mind when considering our accommodation.

All of our accommodation is built to current building regulations and therefore Part M compliant.

Kitchen work surfaces are all at the normal domestic height and each property has an accessible toilet on the ground floor.

The entrance area and main road through Mil Meadow are relatively level and tarmaced.

Mill Meadow lies in a hollow so once on the public highway there are gradients in both directions.

The lake at Mill Meadow is raised so again access if via gentle slope of up to 15m. Access from Swallows Barn is across the slope.

The surround to the lake is reasonably level and firm but is grassed. There are however level fishing platforms of 1200mm x 1200mm.

 

Robins

Robins lies off of the main level tarmac access road with a gentle slope to graveled parking.

There is a paved accessible path from the road to the lodge and a 2.4m access ramp of approximately 1 in 12 to a large timber deck from which there is level access through the front door.

The groundfloor is on one level with tiled floors. A large entrance hall from which are accessed the groundfloor wet room, groundfloor double bedroom and spacious lounge, dining & kitchen area. There is also a large additional groundfloor cloakroom and wc.

There is a double sofa bed in the groundfloor lounge for occasional sleeping.

All groundloor doors have a 1m opening.

There is an external storage room housing the washing machine and drying area that is access from a decked area with two 150mm steps.

 

Swallows Barn

This is a semi detached cottage with ensuite double bedrooms on the first floor, accessed by stairs incorporating a right angle turn.

Each ensuite has a wc. Ensuite 1 has a shower bath and ensuite 2 a shower with shower tray that has a 100mm step up.

There is a ground floor wc and a sofa bed is provided in the ground floor living area.

The ground floor is an open plan kitchen, dining and lounge area with generous circulation space.

There is ample hard surface tarmac parking with a gentle sloping tarmac footpath to the front door and its level threshold.

There is a small garden area with a gently sloping lawn and shrub beds.

 

House Martins

The other half to Swallows Barn with 3 first floor double bedrooms, one ensuite shower room with a shower tray that has a 100mm step up and a shared bathroom with a Jacuzzi shower bath. The first floor is accessed by stairs incorporating a right angle turn.

There is a ground floor wc and a sofa bed is provided in the spacious ground floor lounge.

The kitchen/dining room is also on the ground floor and has good circulation space and a small utility room.

Car parking is level tarmac with a gently sloping tarmac footpath rising to a level threshold at the front door.

 

Woodpecker

A Scandinavian style timber eco lodge with a gravelled drive that has a small stable area for leaving your vehicle that leads to a decking ramp to the fully decked level porch area.

Access to the lodge is either through the single front door or pair of French Doors that open onto the decking.

Internal floors on the ground floor are tiled and the lounge/dining area are spacious and lead to a fully fitted kitchen.

The ground floor bedroom has a King size bed with generous circulation space and access to the large bathroom offering an enclosed shower with a 50mm step up onto the tray.

There is also a 3 person infrared sauna and wc.

The first floor, which has a wooden floor throughout, is accessed via a straight flight of wooden open tread stairs to a mezzanine with sofa bed and sitting area and access to the first floor balcony through a single door.

The first floor bedroom has a sloping roof to the eaves and a double bed. The ensuite bathroom has a shower bath, wc and basin.

Externally access to the pump room with the washing machine and bin area is over gravel and a level grassed area.

 

Kingfisher

A Scandinavian style timber eco lodge with a gravelled drive that has a small stable area for leaving your vehicle that leads to either 3 timber tread steps or a decking ramp to the fully decked level porch area.

Access to the lodge is either through the single front door or pair of French Doors that open onto the decking.

Internal floors on the ground floor are tiled and the lounge/dining area are spacious and lead to a fully fitted kitchen.

The ground floor bedroom has a King size bed with generous circulation space and access to the large wet room offering an open shower no tray, a large bath, wc and basin.

The first floor, which has a wooden floor throughout, is accessed via a flight of wooden open tread stairs with a 90 degree turn at the start to a mezzanine with sofa bed and sitting area and access to the first floor balcony through a single door.

The first floor bedroom has a sloping roof to the eaves and a double bed. The ensuite bathroom has a shower bath, wc and basin.

Externally there timber decking access to the pump room with washing machine and bin store and a level grassed area.

 

Future plans...

We are currently planning a fully accessible eco lodge that we hope will be ready for Spring 2011.

Woodpecker Lodge - Bride - I stayed at Woodpecker Lodge in June 2011 for my wedding at Hestercombe Gardens in Taunton.The lodge was absolutely amazing and had everything we could of wished for and more. The owner/manager Chris is amazing and nothing was too much trouble including putting up a full length mirror in Woodpecker before our arrival and decorating our lodge with balloons for when we returned as a married couple. The lodge was absolutely perfect for getting ready on the morning of the wedding and it was so special to have enough room for my bridesmaids and mum to get ready with me. Our photographer was in awe of all of the photo opportunities inside and outside of the lodge and our hair and make up artist also commented on how amazing the place was for wedding preparations. The location is beautiful and the tranquil surroundings definitely calmed me down on the day. The facilities in the lodges are first class and Woodpecker even had a sauna which was a lovely touch. On arrival there was a welcome pack of homemade cookies and local apple juice as well as tea and coffee. One of the extra special features of staying here was that my family and my husbands family stayed in another two of the lodges so everyone was nearby. All of my family also loved staying here and especially enjoyed the onsite lake for fishing and cycle rides in the local area. The only downside to our stay was that as we were getting married we were very busy and we would have loved more time there to enjoy the setting so I cant wait to come back! Thanks Chris and your family for being so hospitable and going out of your way to make it such a special stay for us.
